Carrick Square, Glasgow

Soller purchased this substantial development site in 2018 and submitted a planning application to Glasgow City Council for a new build office scheme extending to 200,000 sq ft NIA. The application was granted in principal in Q1 2019, and is expected to be approved in Q1 2021. The site benefited from a previous planning application for a 17 floor residential apartment building and also a 13 floor serviced apartment building. Carrick Square promises to be one of the most substantial and visible developments in Glasgow and represents Soller's most significant investment in the city to date. Construction is scheduled to begin in Q2 2022

Leadworks, Birmingham

Soller exchanged on an exclusive option to purchase this prime development site adjacent to Broad Street in Birmingham, subject to planning, in Q2 2021. Soller had been tracking the site for a number of years due to its central location and the increasing development of Birmingham, which has seen a significant number of major institutions commit to opening offices in the city. Soller has since submitted a 198 unit Aparthotel scheme to Birmingham City Council in Q2 2021 and expects to begin construction in 2022

Lever Street, Manchester

Soller completed the complex assembly of this prime development site in 2020 following a 6-month acquisition period. The site is located between Lever street and Great Ancoats street in Manchester’s rapidly rising Northern Quarter. Soller has had a successful pre-app meeting with the council and is aiming to achieve planning consent for a mixed-use development of c.130,000 ft2 in 2022. The scheme will be developed according to strict ESG guidelines and will target a BREEAM Excellent rating, EPC A rating, WELL ‘Gold’ accreditation and have a Wiredscore ‘Platinum’ rating for its connectivity

Port Dundas Road, Glasgow

Soller exchanged  this prime residential site in the Cowcaddens district of Glasgow in 2021, attracted to the potential to build a significant BTR unit to cater for significant untapped demand in the area. Glasgow has one of the lowest levels of BTR provision in the UK coupled with a young, highly educated, population. After close consultation with the local council, Soller submitted a market-leading scheme in 2022 seeking consent for 359 units. The scheme has been designed with significant amenity provision including three rooftop terraces

Great Homer Street, Liverpool

Soller purchased this centrally located residential site in Liverpool in 2015, attracted to the potential to build a PRS unit to cater for significant demand for purpose built rental accommodation for professionals in the area. Soller immediately appointed a professional planning team and began the planning process following acquisition. After close consultation with the local council Soller achieved planning consent for a 277 unit at the end of 2016. The consent was implemented in 2021

The Royal Arcade, Bournemouth

Soller acquired this historic property in November 2019. The property presented a great opportunity for refurbishment. Soller will provide a mixture of residential and office units in a fast-growing borough of Bournemouth. A full planning application was submitted in late 2019, and full planning is expected to be achieved in 2021

Oxford Road, Manchester

Soller acquired the development site in Q4 2019. The site was purchased with planning consent, however Soller felt there was an opportunity to add to this and submitted an application for an additional two floors in Q1 2020. The site is located within the Manchester University campus and is in close proximity to the newly developed, state-of-the art, engineering school. The site also benefits from being opposite Manchester Metropolitan's newly completed Arts & Humanities building. Soller has agreed (in principle) a 20-year lease with a market-leading F&B company for the lower retail unit, and a 10-year lease to a leading international student housing operator for the units in the upper floors

BASE, Glasgow (SOLD)

Soller exchanged contracts on this prime development site in June 2015. The team engaged in extensive pre-app discussions with Glasgow City Council and submitted a scheme in September 2016. The scheme initially comprised 286 student rooms and was subsequently upsized to 301 rooms. Planning was granted in early 2017 and a lease was agreed for roughly half of the units with the Royal Conservatoire of Scotland (RCS), one of the pre-eminent specialist music and performing arts universities in the world. Soller appointed an experienced development team and construction commenced in March 2018, with practical completion achieved, on time and on budget, in September 2019 at near full capacity
